2008 Company News

December 2008 - This past Holiday Season, Redstone employees were able to provide "Christmas" for several Vermont families who receive the services from the Vermont Children's Aid Society. After receiving a sum of money from owners Doug Nedde and Larry Williams, Redstone employees teamed up together and purchased items which were on lists provided by the children. Once all the presents were purchased, Redstone gathered one evening for a wrapping party and the next day the presents were bundled together and taken by van to VCAS. Additionally, Redstone made their annual donations to the Chittenden Emergency Food Shelf and the Committee On Temporary Shelter. Redstone continues to donate to these two organizations during the Holiday season as Doug and Larry feel strongly about supporting organizations who offer the basic necessities during the Holidays.
December 2008 - Duncan Harris of Redstone represented the Dan Smith for Mayor Campaign in the lease of office space at 2 Church Street, in Burlington, VT. Hillary Boardman of JL David Realty represented the landlord, 2 Church Street LLC in the transaction. Dan will use the space as campaign headquarters for himself, his staff and many volunteers. December 2008 - Peter Yee of Redstone represented the landlord, 24-28 North Street LLC, in the successful lease of approxiimately 1,300 SF of retail space located at 28 North Street in Burlington, VT. December 2008 - Linda I Letourneau of Redstone was the listing broker representing Elizabeth Miller in the investment sale transaction of 370 Farrell Street, unit 121. The purchaser was DCD Holdings LLC and was represented by Rob Foley of Flat Fee Real Estate. The closing was January 8, 2009.  
December 2008 - Linda I. Letourneau of Redstone was the selling broker representing Bruce and Kelly Shepard in the purchase of 22 Katie Lane in Williston, VT. The seller and listing broker was Robin Stratton of Signature Properties.  
December 2008 - Linda I. Letourneau of Redstone was the leasing broker representing Nova Naturals in the lease transaction of approximately 18,000 SF of space consisting of office/showroom and warehouse/distribution space at 44 Miller Lane in Williston, VT. The Landlord is REM Development.  
December 2008 - Linda I. Letourneau of Redstone was the listing and leasing broker representing the owner, Mansfield Professional Building in the lease transaction of 2,475 SF second floor office space located at 187 Saint Paul Street in downtown Burlington, VT. The tenant is Touchstone Healing Arts.  
December 2008 - Linda I. Letourneau of Redstone was the listing and selling broker representing Lynne Blodgett in the sale transaction of a commercial office condo at The Willows, 595 Dorset Street, Unit 2 in South Burlington, VT. The 1,242 SF office condo was purchased by 595 Dorset LLC.  
November 2008 - Linda I Letourneau & David Jacobs of Redstone represented JDL Richford LLC in the purchase of approximately 37 acres at 1668 St Albans Road in Richford, VT. The land acquisition is a part of the development of a new 27,000 SF state of the art border patrol facility. The sellers were Jane Kidder of Richford and her brother Paul Norris of Oregon.  
November 2008 - Linda I. Letourneau of Redstone and Yves Bradley of Pomerleau Real Estate were the listing agents representing the owner Pomeroy Associates LLC in the lease transaction of 750 SF office space located at The Pomeroy House, 166 Battery Street, Burlington, VT. The tenant is Pure Potential Coaching. The leasing agent was Duncan Harris of Redstone who represented Sandy Vesterstein and Pure Potential Coaching.  
November 2008 - Linda I Letourneau of Redstone and Yves Bradley of Pomerleau Real Estate were the listing and leasing agents representing the owner Pomeroy Associates LLC in the lease transaction of 800 SF office space located at The Pomeroy House, 166 Battery Street, Burlington, VT. The tenant is Keller and Associates, Inc. an appraisal firm specializing in commercial and residential property.  
November 2008 - Linda Letourneau of Redstone and Yves Bradley of Pomerleau Real Estate were the listing agents representing the owner Pomeroy Associates LLC in the lease transaction of 1,500 SF office space located at The Pomeroy House, 166 Battery Street, Burlington, VT. The tenant is Conroy-Couture Realty, a full service real estate firm.  
November 2008 - Linda I Letourneau of Redstone was the listing and leasing agent representing Main Street Landing Co. in the lease transaction of a small office at Union Station at One Main Street in Burlington, VT to Andrea Couture, owner of Andrea’s Appraisal Services. She is a certified General Real Estate Appraiser.  
November 2008 - Linda I. Letourneau of Redstone and Yves Bradley of Pomerleau Real Estate were the listing and leasing agent representing the owner, Gilbane in the lease transaction of 2,550 SF space located at The Innovation Center of Vermont, 128 Lakeside Avenue, Burlington, VT. The tenant is Pragmatic Technologies, Inc. They are a full service firm offering an approach based on the simple principle that great software can and should be created to make your life easier. November 2008 - Duncan Harris of Redstone represented Mark Davidson in the lease of warehouse space on Pine Street in Burlington. Jed Dousevicz of VT Commercial represented the building owner, Herb Noyes. Mark plans to use the facility for his motorcycle and classic car restoration business.

October 2008 - Doug Nedde of Redstone, the listing and leasing broker, represented the landlord, Catamount St. Albans in the lease transaction of 184,000 SF manufacturing space located at 21 Lower Newton Drive St. Albans, Vermont to East Penn Manufacturing Company. Rick Harris of J.L. Davis Realty was the leasing agent for the tenant.

September 2008 - Linda I Letourneau of Redstone was the listing broker representing the owner, 10 & 2 Trust in the lease transaction of 1,250 SF office space located at 176 Battery Street in Burlington VT to Donald F Kinneston.  Peter Yee of Redstone worked with both parties to help facilitate the transaction.  
September 2008 - Linda I Letourneau of Redstone was the leasing broker of a small office suite approximately 445 SF at Union Station at One Main Street in Burlington to Vermont Association for Justice.  
September 2008 - Linda I Letourneau of Redstone was the selling broker representing Unifirst Corporation in the purchase transaction of an approximate 15,000 SF commercial building located at Highland Industrial Park at 30 Tigan Street in Winooski, VT.  The seller TL Realty LLC was represented by Rick Harrison of JL Davis Realty.  
September 2008 - Linda I Letourneau of Redstone was the listing and selling broker representing the owner, Acupuncture VT Oriental Medical Clinic, PLC in the sale of his 3,156 SF multi tenant office building located at 50 Court Street in Middlebury, VT. The buyer was J&C Enterprises LLC. The sale transaction and closing took place at the National Bank of Middlebury in Middlebury on September 2nd.  

September 2008 - Redstone and Chittenden Bank co-sponsored the Champlain Valley SCORE Business Valuation Workshop held on September 17th at the Chittenden Bank on Blair Park Road in Williston.  The workshop provided valuable information for those who own a small business or for those thinking about buying a small business.  Peter Yee of Redstone served as our representative at this event.

Headquartered in Essex Junction, Champlain Valley SCORE has assisted over 5,000 Vermonters to start, run, and grow businesses for the past 25 years.  The all-volunteer organization provides face-to-face and online counseling for new and existing businesses, as well as workshops and seminars covering topics from how to write a business plan to marketing to business valuations.

 
September 2008 - Duncan Harris of Redstone represented Connor Homes of Middlebury in the sublease of 8,400 SF to Mark Smith of White River Timber Framing. Connor Homes vacated the space last year after the acquisition of the former Standard Register building on Route 7 South. Connor Homes is a leading manufacturer of historic architectural homes. Duncan was responsible for procuring the subleasee, WRTF, who will use the facility as storage and production space for their custom timber frame homes.  
September 2008 - Linda I Letourneau of Redstone was the listing & leasing broker representing J Larry Williams Sr in the lease transaction for 1,800 SF of warehouse/storage space at 140 Webster Road in Shelburne to Shelburne Charlotte Hinesburg Interfaith Projects (SCHIP). September 2008 - Linda I Letourneau of Redstone and Yves Bradley of Pomerleau Real Estate were the listing agents of the 2,455 SF space located at The Maltex Building, 431 Pine Street, Suits 314 and 314 A, Burlington. Doug Nedde of Redstone was the leasing agent.

Bill Kiendl of VT Commercial represented the tenant. Kilowatt Technologies is a leading information software company helping organizations conserve energy, lower costs and reduce greenhouse gases in large commercial and industrial buildings with little or no capital investment.

August 2008 - Peter Yee of Redstone represented Sandy and Noppawan Charoenrat in the purchase of the equipment, leasehold improvements, and lease located at 88 Church Street in Burlington, VT. Sandy and Noppawan plan to open an Asian noodle restaurant in the former Paradise Burrito location. Sandy and Noppawan have a combined 30 years of restaurant experience. Sandy is one of the owners of the Asiana House Restaurant located on the corner of Pearl Street and South Winooski Avenue. Esther J. August 2008 - Duncan Harris of Redstone represented Brisson Properties in the acquisition of 495 Colchester Avenue. This 4 unit multi-family property was purchased from Russell Jones who was represented by Dave Marulli of Champagne Real Estate.  
August 2008 - Linda I Letourneau of Redstone provided brokerage consulting services to HVM Corporation at 140 and 150 Kennedy Drive in South Burlington, VT.

Esther J. Lotz represented the tenant.  
August 2008 - Doug Nedde of Redstone was the listing broker representing the landlord of Catamount Woodlands in the lease transaction of 24,000 SF of warehouse space at Woodland Commons located at Kimball Avenue in South Burlington to Petfood Warehouse, owned by Kim Lash. Steven Bushey of Steven Bushey and Company represented the tenant.  
July 2008 - Peter Yee of Redstone was the listing agent representing the owners, Al and Art LeBlanc, of E&E Tire Co. located on 152 Riverside Avenue in Burlington VT. Peter also procured the buyer, Denis Raymond of Essex, VT who plans to keep it a family run business. Al has agreed to train Denis and introduce him to his customers of over 37 years. July 2008 - Peter Yee and Linda I Letourneau of Redstone represented the Seller, Lisa Hubert in the sale of the Essex Hair Gallery located in the Essex Town Center on VT Route 15 in Essex Junction, VT. July 2008 - Dinky Donuts leased the Little Red Schoolhouse on U.S. 7 in Middlebury.  Duncan Harris represented the landlord, Duncan Rollason and procured the tenant.  
June 2008 - Burlington, VT, On Tuesday, June 24, Mayor Bob Kiss, along with Assistant City Attorney Richard Haesler, closed on the purchase of a parcel of land located at 17 Myrtle Street in the Old North End. The land was owned by Catamount/Burlington LLC, an affiliate of Redstone, and Erik J. Hoekstra of Redstone, represented the seller. The land was purchased by the City of Burlington to be used as a Community Garden or Pocket Park. Catamount/Burlington sold the parcel in a bargain sale at 55% of appraised value. Redstone worked with a neighborhood group led by Maggie Standley and Carol Czina to put together a proposal to the City of Burlington Conservation Legacy Fund. The proposal was strongly supported by the Mayor, the Conservation Board, and 10 City Councilors. Tim Ashe and Clarence Davis, City Councilors from Ward 3, were instrumental in advocating for the project. The Mayor was quoted as saying, "This is a great project for the neighborhood and the city." The purchase of the land is part of the City’s Conservation Legacy Fund which was created in 2005 to create and retain open spaces within the city. Redstone did not profit from this transaction and sees it as an important community development effort. The project at 17 Myrtle transforms a parcel that has been privately held for more than a century into a pocket park open to the public.  Pictured in the photo are City of Burlington Mayor Bob Kiss and Erik J. May 2008 - Redstone exhibited at the Vermont Business & Industry EXPO on May 21 & 22 at the Sheraton Hotel & Conference Center in Burlington, VT. Our brokerage team was on hand to discuss services and marketing strategies related to the sales & leasing of Vermont commercial properties. EXPO 2008 is Vermont’s largest business-to-business trade show, featuring nearly 200 exhibitors and an exciting line-up of special events, attracting more than 3,000 attendees. May 2008 - Duncan Harris of Redstone represented the Intervale Center in the lease of 1,200 SF at Weaver Hill.  
May 2008 - On a beautiful sunny, Thursday evening in late May, Redstone announced the completion of The Hinds Lofts, a high-end residential loft-condominium project located in downtown Burlington at a grand opening reception. The 1903 brick structure which undertook a 10-month historic restoration has been completely transformed into fifteen modern lofts ranging in size from 710 SF to 1,344 SF. The historic architecture blended with urban design, soaring ceilings, huge windows, stainless steel appliances, hardwood floors and solid surface counters makes the Hinds Lofts a true stand out in urban, loft living. A modern, stylish lobby and fourth floor common lounge/deck providing 180 degree views of Lake Champlain, add to the allure of the Lofts. Prior to completion, the Hinds Lofts were over 60% sold. April 2008 - As the first flower of spring, the daffodil is a symbol of hope. To the American Cancer Society, it represents the hope we all share for a future where cancer is no longer a life-threatening disease. Redstone provided hope to all people affected by the disease by once again participating in the American Cancer Society Daffodil Days. By purchasing bouquets of daffodils, Redstone employees played their part in raising awareness and funds to help fight cancer.
March 2008 - Duncan Harris of Redstone is pleased to announce the lease signing between his client, EpikOne and Kilburn and Gates Industries. Duncan worked exclusively with EpikOne, winner of the 2007 Lake Champlain Regional Chamber of Commerce A. Wayne Roberts Award for Entrepreneurialship, to negotiate the lease of 5,775 SF of office space at the Kilburn and Gates Building on Kilburn Street in downtown Burlington. According to EpikOne CEO, Dave Winslow, “This new space enables us to meet our growth needs and also positions us in downtown Burlington. With a complete renovation of the space, we will create an optimal environment for the company and team that instills a creative culture with progressive technology throughout." February 2008 - Duncan Harris is pleased to announce the lease execution between his clients, Deidre Holmes and Jacob Edgar (pictured with Duncan), and CitiFinancial. CitiFinanial, a subsidiary of CitiGroup, has executed a long term lease for 2,300 SF at the Star Mill building in Middlebury. CitiFinancial is in the process of opening 1,500 locations across the country to provide customers with short term loans. Jed Dousevicz of V/T Commercial represented the tenant in this transaction.
February 2008 - Peter Yee (not shown) was the listing and leasing broker representing PCH Corporation in the leasing of approximately 700 SF of fully fit-up deli/grill space within its Shelburne Beverage store on Route 7 to local chef Brad Martello. Brad plans to offer standard deli sandwiches as well as fresh baked turkey, hot lunch specials, and pizza. Brad plans to utilize the well-equipped kitchen to operate a catering business as well. January 2008 - Peter Yee of Redstone represented Joe Handy in the successful sale of Laundromat 99 (business and equipment) to Judy Sorrell. Peter Yee of Redstone also negotiated a five year lease between both parties.
