| September 2007 - In response to Smart Growth Vermont’s initiative of forging growth and conservation solutions for Vermont communities and rural countryside, Redstone and Housing Strategies, Inc. (HSI) were recipients of the 2007 Smart Growth Merit Award for the Marble Works Residences’ development in downtown Middlebury, VT. According to Smart Growth Vermont, “Set in the Marble Works Historic District on the banks of Otter Creek, this project adds the missing element to this downtown location – housing. Built on less than one acre, these 30 units will allow their new homeowners pedestrian access to a lively mix of restaurants, shops, professional offices, and recreational opportunities. Over five acres was also set aside for public access to the river for fishing and paddling.” Smart growth describes a pattern of land development that uses land efficiently, reinforces community vitality and protects natural resources. It is about promoting development that is good for the economy, community and the environment. According to Erik Hoekstra, Redstone’s Development Manager, “It was the goal of the project to find a site location in an urban area with access to a thriving downtown community. The project utilized roughly 5.8 acres of land with a minimal building foot print of just under 12,000 SF. This represents 2.5% lot coverage, leaving a vast majority of the site as conserved land along Otter Creek.” The Marble Works Residences are spacious one-, two- and three-bedroom homes. They range in size from 950 to 2,550 square feet. The project includes energy efficient appliances and HVAC systems. Each unit is equipped with an Energy Star rated refrigerator, dishwasher, and washer. The project’s unit density allows for more efficient heating and cooling due to the vast number of shared walls. Also the majority of the building’s parking is located underground minimizing storm water run off, and an overall smaller building foot print. | ![]() |

| September 2007 - Following the secretary of the Interior’s Standards for Rehabilitation of Historic Structures, Redstone was recently awarded the 2007 Preservation Award from the Chittenden County Historical Society for the renovation and restoration of the historic Shelburne Inn in Shelburne, VT. Dating from 1796, the Shelburne Inn is the oldest in the Shelburne National Register District. The Shelburne Inn was constructed by Benjamin Harrington who came to Shelburne from New Haven, CT after the Revolutionary War. In 1788, Benjamin purchased a farm in the center of town and the next year he laid out the main road from Middlebury to Burlington, now US Rte. 7 and soon was serving travelers and locals with his strategically-sited Inn. Since then, the Inn has seen many owners and has served a number of community functions including a ball room, post office and meeting hall. During the restoration, Redstone Development removed features added during the 60’s and 70’s in order to restore the building to its original state. The large wrap-around porch, added in 1910 was reconstructed to its original glory. The Inn and its current use as office, restaurant and retail space has brought new life to Shelburne Village. The Chittenden County Historical Society was founded in 1965 by area residents who shared a deep interest in the history of Chittenden County and the Champlain Valley Region. CCHS is a non-profit membership organization whose mission it is to encourage discovery and publication of historical material, to promote original research about the area, to highlight specific topics in history through informative presentations, and to recognize efforts to preserve our past by making annual awards. | ![]() |

| April 2007 - This month marks the 15th anniversary of Redstone, though the firm’s owners, Doug Nedde and Larry Williams, have been partners for even longer, and friends since childhood. The company is most widely recognized as a leader in commercial real estate, providing brokerage services to a wide range of clients and customers. Real estate development projects have been a passion and a focus that has enhanced their expertise in the marketplace and complimented the work of the brokerage, property management and construction divisions. Growth has been steady in the last few years, though both partners admit that they wouldn’t have forecasted this size company in terms of revenue and staff, given their humble beginnings as a two-man shop, with one part-time, unpaid employee back in 1992. Financial partners, spouses, and staff credit the longevity of Doug & Larry’s partnership and the company’s overall success to their common personal and community values, vision, and a lot of hard work. From the real estate perspective, properties in college areas typically offer better cap rates than properties in major cities.
